Cost segregation enables property owners to lower their taxes and increase their cash flow by using accelerated depreciation deductions. This method is approved by the IRS but is based on the engineering of the building and requires us to use building cost data.
For property owners who wish to receive the full benefit of the program, we work with a cost segregation expert during construction to provide the information required by the strict IRS standards, and supply receipts and pay requests as the building is constructed.
